National Appraiser Directory

Valuation Solutions RegistrySM service is a premier panel management tool that maintains the credentials, services, and geographical locations of appraisers. Registry creates custom, discipline-specific panels, and offers real-time tracking of appraisers on a national level, utilizing state-of-the-art VS technology tailored to the client's requirements. VS open-ended programming matrices allow for a myriad of custom options flexible enough to meet most expectations.

Panel Creation
Appraiser panels can be created from "scratch" or from a combination of the client's existing list of approved and excluded appraisers, plus additional new appraisers, if desired. Existing appraiser lists can be merged quickly into the Registry database with additional appraisers added to build the size and quality of the panel. Each appraiser is evaluated, as required, by a screening process that examines:

  • Years of experience
  • Professional affiliations
  • Current licensure status
  • Errors and Omissions Insurance
  • Contact information
  • Geographical coverage area

Registry Management
VS monitors renewal dates for Errors & Omissions insurance and licensure and notifies appraisers of required renewal dates. Screening for disciplinary action on the Appraisal Subcommittee's national database is performed on a continuing basis. If disciplinary action is noted, the appraiser is suspended and the client is contacted so decisions on status can be made. Any internal disciplinary action program can also be integrated into our system.

Appraiser Screening
Appraisers considered for approved status complete a comprehensive questionnaire that requires specific documentation on the above topics. Valuation Solutions evaluates all documentation and verifies its authenticity, cross-referencing with known reliable sources. Incomplete packages are returned to the appraiser requesting the missing information and are placed in "pending" status.

Upon completion of the review and verification process, Registry provides a summary recommendation indicating whether or not the appraiser meets the client's criteria for inclusion on their approved panel. The client makes a status designation, which is then assigned to the appraiser.

Reporting
Four different reports can be transmitted in most formats on a weekly, bi-weekly, monthly, quarterly, or annual basis. Our basic report formats include:

  • All Status Report provides comprehensive historical and current information on all appraisers (active, pending, suspended, or removed from a particular panel).
  • Specific Status Report provides lists by status designations (approved, inactive, pending, etc.).
  • Geographic Report names approved appraisers servicing specified geographic areas.
  • Appraiser Summary is custom tailored reports written for specific purposes.
